Our credit scores are both 750+, and we have zero debt (wife has some student loans). 

Assume a less then stellar credit score, but things are back on track (Self-employment took it's toll!). 

My credit score is good (700+), but I don't think that I could get any sort of loan without verifiable income.  

I had one former tenant call me one day all excited because he recently applied for credit and found out his score was a lot higher because he had been paying off his debt like we recommended.

So I shouldn't worry about the value of the home in its current condition, but mainly it's arv, and if I can be able to purchase under the Max purchase price to where I can score a profit?
