And in your mid twenties, I'd totally roll the dice assuming you don't have many others relying on you.

They put out content almost daily now and are getting a good return on our investment.I must admit that I just started the ball rolling and the Wholesaler I hired (no job due to Covid) has really exceeded my expectations. 

What would be the best direction for me to get the ball rolling?

My focus has been on BRRRR's in this market, but I found this off market along the way... and  there is a 4th property that will BRRRR nicely if it's rolled into this deal.

I was Cashflowing $700/month for 5+ years before deciding to sell and roll that money into 1 or 2 additional houses.

The exchange property is planned for listing this month and then things might get rolling pretty quickly.

These are the steps I took:1) Got the keys , damage deposits, and rent rolls from the previous landlord.

To quote the agent and his brokerage attorney - they suggested using an attorney to draft the following - "Short addendum to cover things like a (i) pre- and post-closing indemnity, (ii) seller representations and warranties, (iii) an assignment and assumption of leases, (iv) establishing a duty to collect past due rents, (v) Seller’s delivery of a “rent roll” and update of same on or at closing, etc., could all be included in a short addendum."

I recently talked to B2R and sent them a complete list of property owned and rent rolls for 25 properties ; I have better than 500,00 in equity in property and B2R offered to loan me 50,000 on my complete portfolio as a first position lender on every property.
