One item I would add in getting an appropriate scope of work is that you might have to "incentivize" the contractor to come out and review the project with you.

lots of good threads at the syndicator and fundraiser review thread      would check out the https://www.biggerpockets.com/forums/-syndicator-and-fundrai...but try to find a syndicator with experience, >20yr so has been through down-cycles, and also one that puts a lot of their own equity into each project, so their interests are aligned with the limited partners , from my research, there are a lot of syndicators whose fee structure tends to incentivize too much risk taking.

I am not sure how someone who is no where near retirement nor having any retirement planning qualifications can suggest such a thing. 

We then schedule a meeting for all adults to review and sign the documents at our office.

Basically doing some review here to see what worked and what needs to be improved.

It is a basement unit and I've had sump pump smell issue when there was heavy rain, which is pretty rare in Denver.Also looking for any suggestion or experience around this topic.

Sometimes certain things fit a little better depending on what you are doing.Also, I might suggest that if you need something on a local level it's usually better to get this from another local real estate investor. 

Or take the 401k loan.. collect some of the interest from the savings and just pay it off but as the payments go down less interest i will get back Any other suggestions or ideas ?
