The most important thing is to have some type of steady income so you're not relying on real estate deals for the first year or so, until you can really get things going.

I agree, a court hearing a complaint filed by another property might be asked to take judicial notice of the Wells decision and might be persuaded to rule the same way but is not bound to, just what I previously wrote.As far as the likelihood of future litigation, underwriters are in the risk avoidance business, not risk assumption, so without an overriding reason, I would decline the opportunity to assume the risk.I'm here to tell you that out of the hundreds of claims I handled based on a policy issued relying on a LOI the vast majority did not disclose the defect.
