this is commonly called Gap funding  I do a lot of it.. but for much bigger dollars and much bigger deals and with very proven operators.average deal is more in the 100k range.. and I get interest rate AND PROFIT.. but its high risk ..

@Carson ScottGC licensing really varies by which state you are in, from Texas, where it seems like you can get a license if you have a couple hundred bucks and a pulse, to Massachusetts where you need 3 years proven field work and 12 hours of classes.
