Maybe...... as the new owner of the property, they may have a right to bring the foreclosing loan current to protect their interest.

I am sure at some point there was good intent behind these protections but this is ridiculous.

I keep reading post where most investors suggest attorneys to review or draft contracts for compliance, legitimacy and legal protection. 

In California the laws regarding security deposits are strict and the California rental law book that I purchased awhile back talks about how to word the lease to tailor it to protect yourself.

Realistically I would like to keep my eye on the areas in midtown and it's outskirts where the Wayne State police will be under its protection.

If you are seriously concerned about mortgage rates increasing significantly, there are ways to protect yourself (lending as indicated above; retaining a substantial cash reserve to pay-off properties if interest rates jump, etc)I hope some of this helps.

They don't provide the best protection for investors.  

One thing is for sure, change is slow to come in Washington so you'd better protect yourself until there is a change; if ever.

Also, if you are renting the property out to a tenant, and they don't make their rent payment, you should cover the payment to protect the person you are taking the property over from.
