The condo association might also want to stipulate what kind of business you run there with the sale of the land (in an effort to prevent you from opening a noisy bar or medical marijuana shop).

I'd rather just see them learn to properly use grass roots estimates that they then validate then attempt to short cut around them ... then, when they get a ton of transactions under their belt like Joel, then they can understand which short cuts they may be able to use, when, why, and most importantly when not to, and even seasoned veterans get burned on bad assumptions from time-to-time so even then extreme care is needed.
