Based on my preliminary analysis, the Mid-West appears to be the way to go.   

Long gone are the days what banks will loan on estimated appraised value, allowing you to borrow all of the construction costs.I agree with other that the best play may be a renovation/repair of the existing house and investigate adding a ADU if allowed by local code.Also, if the lot without a house is not worth $120k, forget about bull dozing this property and think about just looking for an infill lot to build.

The people that see the property are then encouraged, if they're interested, to go online and complete the preliminary application.

This guy was in trouble before, and is now under investigation for a second time.

If you are using a quality title company and you have your contractors go through, thoroughly investigate it, and build in "what if" into your budget, you have little to fear on your end.

Preliminary quick and dirty numbers look like about $150/door monthly cash flow.

If you have an incredible lender like ours, they provide free extra services such as offering to escrow any day of the week (including Sunday), preliminary title checks on auction properties, skip trace services, automatic comps/valuation. 

Check with leasing agents constantly and make sure they are investigating every avenue possible to fill the space.

Now that I am angry and making demands they are “investigating my account” after 3 zoom calls with my rep that “investigated my account”.  

Usually when this happens, or it’s tight, the appraisal takes at least twice as long because they are looking everywhere and trying everything to make it work all the while knowing that they need to be able to defend their report to a reviewer, investigator or group of peers.
