From my research and prior loan experience, I am not too confident on getting a loan large enough to cover this type of property.I would love to do some sort of owner financing that gets him paid and still have a solid cash flowing rental.

I tried doing this with a three-condo building and was told that it wasn't possible (three-units, one owner-occupied, renting out other two) unless they were recombined into one prior to the sale.

What I specifically bring up is that it is up to them to keep the house full and if one needs to move out with orders I will have to approve of the replacement prior to being added.

The new tenant responded back that she is not smoking and the smell is possibly the smell of her incense candles.Unfortunately I did not have a 'No Smoking Policy' in the lease.
