Just because you don't allow pets doesn't mean a tenant wouldn't sneak in a pet.

We did not allow pets and had no idea he even had a dog, and of course said he was just dog sitting for a friend.  

Just had tenants move out and when I went to inspect the property, among other things, I could tell that a dog was locked in the back room because of the smell, dog hair, and scratches on the door.They said they have no pets and the lease does not allow pets.

What is everyones take on pet deposits?

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

A lot of guests also like having fenced in yards for their pets.

This home sits on over a 1/3 acre and has room for entertaining, children and pets.

Using a credit score to determine a good pet owner is not really a sound idea.
