Get a working bathroom, kitchen and all safety related items finished.

This will be tough as many multifamily properties are not well maintained and far from turnkey, and the ones that are have owners that don't sell very often, you may just have to be patient

I found one in particular that was very patient, and he explained what I had to make and what my rent ratios had to be in order to keep financing more.  

There is one issue of concern that came out in my inspection:The basement bedroom window does not meet the national fire safety standard egress requirements.

Just be patient and wait for the right one to come along.

@Jason Vandermark I’d post notice about a safety inspection (check detectors, check plumbing) ASAP and give a specific day and time.

How can I learn about the quality of life in a certain city or county as far as safety, how long people stay in their homes, whether or not the area is improving or declining? 

Be patient then pounce when you find the property that is right for you!!!

Sometimes Im just not that patient and want to know what topics will be discussed before hand..Is there a way to know what BP podcast will be or Money show podcast will be before they are released?
