It's hard to work up enthusiasm for going and doing an estimate -which takes a good while to do properly - for an investor with an unknown track record.

While I'm a huge believer in using public records as a lead source (that's what my company does), there are some things that are better sourced at other points in the process.

@Mark Beekman,Have you asked if any available records for the residence formerly located on the lot would suffice?

OTOH, $335k potential profit is worthwhile, esp considering how quickly these houses are still being gobbled up, and each setting new records.  

(It's public record)  your buyer may not be on your mailing list, he may be next door.Well like I said, no guarantees that these tips will work but at least maybe they wil give you some additional ideas.

Some Counties will hold records private for 60 days before they become visible - - that's ok, because by then 90% are completed.
