However, mistakes do happen (hanging out with a wrong crowd) or wrongful convictions so if the applicant can prove that they are a righteous citizen now, then I would personally feel that it would be ok to rent to them if they have a track record of paying bills on time and good landlord references etc.

Meanwhile, my spouse is hanging onto a full-time job so we can afford to take some chances with this endeavor.Regarding the ability to obtain financing - time will tell, of course, so I can't speculate on our ability there.

When I ask guys on the equity side how they price deals, they tell me it's about coming up with a cap rate lower than the next guy.It won't be this way forever, just hang tight and pick your spots.

Hi Alex, getting some tax experience at a smaller firm or hanging your own shingle will teach you a heck of a lot more about real estate as it applies to 99% of people on BiggerPockets than you would learn at a larger firm.

I am not positive, but I believe as long as you disclose everything and the firm at which you hang your license is fine with it, I think it is ok.
