I recommend attending those meetings and as uncomfortable as it may be stand up in your first meeting and offer this same introduction to meet like minded investors nearby.  

Looking at 2br houses sold nearby for literally tens of thousands less, with more square footage, and that have been renovated, makes me think this listing price is just nuts.

I will be happy to meet people through Skype (outside Dallas) or in person in Dallas area and know more about them (cup of coffee or beer is on me :-)). 

Their marriage therapist said they needed a few years apart to save the marriage, but it would be best if nearby for the kids.

Both of my lenders do a lot of unconventional lending as well lets meet and discuss over coffee sometime.

I think your idea of investing the money is a fantastic idea, but I want to learn more or have a partner/mentor willing to share their wisdom over lunch or some coffee (whatever they choose).Any advice, insights, or recommendations that would be helpful are appreciated!

@Caleb Jordan is correct; I just spoke to a few recently and the gist is this...they're going to look at nearby full-price comps, appraisals, pictures of the current unit, get a sense of your plan, and then let you know if its within their wheelhouse.

I don't want to get into business, just help out to save them some interest and let wife dote over the grand daughter while living nearby.
