If anyone care it's 10437 N Parkway St, Irons, MI 49644But I am not specfically seeking advise on the property itself but on the the investment strategy and feeling I am going to regret 

We do not have 'crazy' things at our places, don't know how much value that would add......Being in N Arizona, our places are decorated with a 'Wild West' feel.

@Jordan Moorhead - We haven't considered monthly rental or Air B-N-B but maybe that is an option for us. 

We also don't just get to mix-n-match the guidelines we like.

If I were, I would head over to 100 N Andrews Ave (assuming the specific city of the property is FTL) and get a print out of all the past water bills that they have on file.

In a year you have your fee to do the deal back.When you do a fix n flip deal with HML- figure to pay 2points plus closing fees 1200 - 1500.When doing a purchase or cash out you are going to pay the 1200 - 1500 but u will also choose a rate from the chart.  

I've seen soundproofing insulation used with great success in rental properties (Rock Wool Safe n Sound is the big brand in the NJ area).  

My strategy is long-term buy-n-hold for SFHs.
