Yeah, these numbers make sense to me.Seller's motivation was a divorce and the attorney handling it wanted to get money out of the property quickly to most likely get her clients out the door.

If a house in your neighborhood was on the market for 2 years before sale, it probably meant the price was way off and they were just fishing and not motivated.
