An LLC is a passthrough entity for tax purposes unless you make a C corp election. 

They are excellent at making you run to the back of the room and pay $5000-$10000-$25,000 for training that won't be applicable to your area.

I think there may be a few issues that should be fixed before an inspector comes to make sure the place is not condemned (e.g., major structural termite damage, small mold issue).
