Get this person out of your way, fix the problem with the unit and get it back to income and peace of mind.

Keep in mind that rentals also bring tax avoidance strategies while flipping a house can mean taxing that as income.

What I had in mind was buying an apartment complex of over 500k, putting the 200k as 20-25% down payment so I could get a higher price/quality deal.

Keep in mind in my case I have an 800 credit score, two rentals, and a primary home if that changes anything from the banks point of view.
