I am looking to rent 1444SQ ($21 per sq) medical office space in Union County, New Jersey.Its a commercial building that leases to other specialists.

As a realtor here in the Champaign-Urbana area, much of the investment property here is uplifted by the university and its large international student base which will only continue to grow, especially with the expansion of the medical program here.

Google actually has a large data storage facility in the area, plus there is a fiber optic cable manufacturer that produces the most fiber optic cable in the eastern US. 

I think a medical issues comes up more than we'd like to think.

Especially if you like craft beer, fishing on the Great Lakes, ArtPrize, or if you’re in the Medical, Automotive or furniture industries!!

With relative certainty I can almost guarantee my renters will not have drunk celebrities at my properties :)  The mail person one always gets me, it would seem that it would have to be a tendon severing incident to get the medical bills that high and it would also be a workman's comp claim as it was an injury on the job....

That's 5-10 hours a week.My regular job is about 1-2 hours a day at a medical clinic doing pre-employment drug screens. 

So, while their CCs may go months unpaid, and student loans rack up, or medical bills pile high, they usually find a way to pay their rent....and make their car payment.Tenants come with credit issues.
