So I think pivoting can be the right move.Florida is a very pricey market, I looked at a few markets around T.B.  80k will not stretch a long way in those markets and I near that the permitting process can be a nightmare.

Most major markets did that much appreciation and plenty of markets in the Midwest did even better during that time and those markets still cash flow today.

I have personally never heard of the county having any say .. other than I do get calls from (state of Colorado) Tax collector after I purchase something and they want to know why we paid less than market value.. but they contact after the fact..
