I am a huge supporter of Market Leader (used to manage accounts for 40,000+ agents across the United States) and have seen many agents have great success with their leads program, but it is expensive.  

It's very easy to get into a situation where the lender, property manager, and the insurance agent are all profiting more than you.

The only problem was that I couldn't buy it in my own name (a complicated story, but there was no way for the underwriter to write for the property to be put in my name as the buyer) so i created an LLC with my father and I as managing members and got the funding for it through a hard money lender.
