Bart, it just depends on what your investing strategy and your priorities are.

If you sell the house with a below market paying tenant, you will get a below market offer.You should increase the rent ASAP.There are two strategies - Raise it to FMV asap or do it in 2-3 year increments.I choose option 2.

In other words, selling costs do not cover what is literally celebrated as a gain prior to the selling.  

We have several strategies to mitigate delays and fees that work well and keep the tax advantaged status of the account secure.

I want to come in and obtain this property through a seller financing strategy to basically buy the property from him, rehab the property, and sell the property for the top ARV value.  

Ideally, the properties main use would be STR, but I love multiple exit strategies. 

I still own my primary, and within the next year I plan on purchasing another primary and utilizing the strategy that helped me build my portfolio early on.
