Thank you for your advice,  to be clear I do not live in the country yet, but I do own country property approx 50 min away where there is literally miles of riding trails.  

I began in the Fortune Builders jumpstart program on Sept 3rd- quite literally a day after I got a property under contract that I meant to wholesale.

I had just given up and had scheduled a showing to rent it out for the winter, and literally the same day as the open house I had a showing, and got my very first offer.

Ok, skinny on the home:Vacant 1940s craftsman two story 2/2 in an UBER family-saturated (literally two blocks from on of the nicest middle schools in town) neighborhood that pulls ft per square footage numbers down from the heavens.In need of major renovation:  -Kitchen (all but possibly cabinets to be replaced)-Needs HVAC installed-Lower level bathroom needs to be completely redone-Majority of floors in remainder of house are good solid wood, just need refinishing-Need to add a closet to an upstairs room to make it a 3/2-Great deck outside has retreating and slitted boards from water standing on fallen leaves over the years-Old one car garage most likely needs tear down-Basic landscaping and fencingThis property is listed in the MLS and has 100 DOM, dropping from 190k to 172k.  

Now it is time to execute i am getting cold feet as i literally dont know anything about Steelton.

I was literally the only agent in town working that day...

Literal batting of eyelashes ensued.

I've seen other guys do similar ventures that fail and they end up having all of their life's details posted online to literally thousands of people.

I have found that "good wholesalers" do not actually exist (unicorn style).In my opinion, the business model of wholesalers (get under contract and assign for a quick payoff) is not the max way to monetize the ability to find a good deal.I wholesaled my first property I found via direct mail and the second we closed I realized I just gave away (literally gave away) 20k.So I quickly found a better way to monetize the properties I found.I believe wholesalers only exist until they find a better way (usually requires a little capital/connections) to monetize the deals (like means to an end).For example, after my first wholesale transaction, I made 9k and my buyer bought a property worth 95k for 72k.Who in the heck would not buy that!!

It has literally not appreciated $1 in ten years of ownership.
