I thought that sounded steep, but none of the applicants hesitated to pay including the one with a 450 credit score who was well aware of our minimum qualifications.

Her reason for investing is she likes the area and will plan to visit in the winter and also to help us out as we are also considering investing in another multi family property and have limited cash reserves to fund both deal.Thanks in advance for any advice.Regards,

There is just a little less room for error when dealing with a smaller park as you don't have as many lot to absorb a vacancy or an increase in water usage(even if you can collect)..or some repairs to do etc.Good job on negotiating them down so far...for me i will still have to go lower and look something like this....200*18*12*.5/.1=216k purchase priceI prefer to pay lower than this based on a smaller park and limited upside potential based on your observation of market lot rents.

We have an automated system using some coding applications (self made) to generate leads from various sites, coupled with help from some VA's.Once the data / lead list is created on a spreadsheet/google sheets, we pull into Freshsales as our CRM.

A few takeaways for us:-we were able to rent back because we had an alternate short-term living situation lined up with my in-laws (free rent)-we had to limit the rent back to 60 days max because of our mortgage terms (required owner occupancy within 60 days)-we didn't use a long lease or anything.

Before you purchase a property, I would suggest going to your bank and applying for an increase in your credit card and line of credit limits (don't use them, just have more space available).

It seems to me that there's a hard limit on how far they can rise without tanking the entire economy given the level of public and private debt as well as the impact on financial markets.

The limitations on those loans is not that you can have up to 10 conventional loans.
