You could invest it with another hard money lender (not a solicitation, I don't take investors) Or you could lend it to one rehabber for downpayment and working capital on a partnership basis.Becoming a hard money lender requires knowledge of real estate investing, knowledge of lending laws and regulations, and much more capital than that.

As far as getting a sub2 contract, then assigning that contract, I don’t know that I’d want to be stuck in the middle if the buyer fails and law suits start flying.

However, when I read over some of Texas law I see this:1) S.A.F.E Act - Seller is required to be licensed (Residential Mortgage Loan Origination (RMLO) license from the Texas Department of Savings and Mortgage Lending when property is not seller's homestead and/or sale is not to family member.2) Also, I read that after 2005 Texas regulation changes - owner financing deal is recorded with county and a trustee has the deed instead of seller.

My lending agent told me I was actually one of the easier ones he has done.I don’t know if different states have different laws about this, but definitely ask around and do your research.
