I am primarily looking in the Falls Church/Arlington/Alexandria areas, but have also kept my eye on a few places in Fort Washington MD.My question is if I can partner with a "money" partner to qualify for a larger/higher quality purchase.

Going forward, perhaps think about finding someone closer to the unit to open the door for new prospects. 

Napkin math tells us: 200k = 1mil loan ammount300/door (average) you'd need about 16 doors at that, probably going to go over your 1 mil loan.

So far my 2-bedroom listings have generated a ton of bookings but I'm starting to consider STR for my larger properties and I dont think I'll have the same demand on 3 bedroom or larger properties so it would seem to be far more effective to rent out by the room.

Understood the bank makes the final call but an accepted offer from the seller should start the process and close the door on additional offers right now.

Contact commercial brokerages around, larger and smaller boutique firms, interview with them and get a sense of where you want to go.
