I've always done kitchen table closings, but...then again...TONS of experience.  

Like in SFR or small multifamily is it unreasonable to not provide appliances?

Appliances wear out.... ordinary wear & tear.... not chargable.

If the deed says "one hundred eight and 54/100 (108.54) but the town says different - winner goes to the deed.Prior to Survey day, do a lot of role play and rehearsing using a pencil at your kitchen table.

The small bedroom also had a door to the kitchen and hall, so was a flex bedroom/dining room.

I forgot to add, the house can be converted to a single family house pretty easily. so it would be a 6/5 with 3 kitchens.

We have remodeled the kitchen, repainted and replaced flooring throughout.
