I had the same thing happen to me and the first thing I wanted to do was have them refinished and show them off; Until I heard a brilliant tip from @Brandon Turner in his book on Rental Property Investing... 

I am looking to do my first deal and any pointers or tips anyone could give me would be well appreciated.

My problem is that two weeks before my contract is up i cant get ahold of the seller and the key that was left for me magically disappeared.

Howdy @Hunter RossThe key to the whole process is the ability to establish a solid ARV for the property. 

It doesn't matter to me if it is turn-key or needs to be rehabbed.

I will also point out that these are not the only two options toward passive REI, and I have written a BP article Three Key Routes for Passive Real Estate Investing that you might find interesting.

Few key reasons why I decided to work with USREEB: 1.

I like the keywords such as TLC, Handyman, etc. going from the description, but I'm concerned that by going from the description alone I might miss some key deals, so I'm trying to figure out property criteria that would work as well.
