@Daniel Dietz , If this deal is done via LLC, you need either article of incorporation that is detailed enough and plus an operating agreement.

A few other items to note: I'm pretty sure there are rules against brokers and salesperson sharing fees with a non-broker/salesperson in many contexts.

To me, this question has many details for my answer. 

I've heard about a LOC a few different times that gives you 5x your liquid cash and/or assets.For example if someone had $100k in their savings account they would have $500k purchase power.Does anyone know anything about this loan program or have more details on it?

So far, the numbers look pretty good, however, I will be contacting the listing agent to get more details.
