Hi everyone,To be involved with real estate investing, I was looking at certain certifications to becoming a realtor. 

The hard parts are setting up the relationships and trust in that team necessary to be able to execute on the plan, and making sure that the deals still pencil with all of the people involved. 

Be sure to keep a record of all your filings.

Either the seller needs to pay the lien at settlement (if there is a lender involved... see below) or the buyer needs to factor in taking care of the lien immediately.

My goal is to get my first property no later than end of Q1 2018.For my immediate next steps I am 1) starting to write out clear goals on what I want to achieve and break it down into smaller steps.  2) I will be joining the Richmond REIA starting in January (December meeting is Christmas party and I'll be away). 3) Continued meetings with people in my current network that are involved in Real Estate Investing - Found out about a few by chance and have reached out. 

I know it is possible but have never been involved in one with my clients. 

I filed the eviction, completed everything, and the judge granted us possession. 

I’ve heard that buying a duplex is the best way to get involved.

I found this from a file I made 4 or 5 years ago when I interviewed every realestate investor I could hunt down in my area.

However, in my opinion that is much more of a business than a passive investment because there is a lot more day to day involvement (i.e. cleaning, advertising, changing rental rates based on day of the week/time of year).
