In theory, your explanation/instructions seem to be fine, but in reality, you still have two contracts and the end buyer's lender will only recognize the first one without the price increase.

But that would require research, interviews with successful people, etc.

Experience will lend a hand over time and allow you to easily recognize what is needed for specific circumstances.
