Maybe the one shortfall for me is since they are a more nationwide platform and many of the deal sponsors are bigger and more sophisticated companies, they tend to have less in person meetup, property tours, get to know you events, etc.   

Local real estate investor groups, as @Andrew Postell mentioned, are probably the best place to find reputable private lenders near you, or at least a referral to one.Local REIA events, meetups, etc.

In the unlikely the event they are just learning about depreciation or heard about it recently, the recapture would be minimal.

Beyond the Monthly Management, Placement & Maintenance fees, all other fees in our contract are IF EVENT -> THEN fees.

If you received a capital interests in an LLC, you could have a taxable event upon receipt of the capital interests if there is value to the LLC.

I also agree with pretty much everything he's said.Vacation rentals always have some affects from local events.

@Kwaku Farkye,Make sure you go to Meetup .com to find all of the local REI networking events. 

In any event, if your goal is commercial financing, then the extra unit is not required.

Unsure of the longevity, but event better in terms of utility costs.BTW, if you go to Lowe's, ask about the QSP program and you should be able to get a bulk discount.
