Your job is to put discounted real estate under contract and have a rough estimate of the repair costs (since you are new I would suggest paying a contractor to walk the property with you and give you an estimate—not a detailed scope of work but a ballpark rehab number) Remember that different investors have different strategies.

@Kate Friedrick If you can summarize your receipts by category and put them into an Excel spreadsheet, that will probably reduce your costs, as the CPA will need to do that (if you don't do it for them).Also, remember, AN EXTENSION IS AN EXTENSION OF THE TIME TO FILE.

I remember plenty of railroad track embankments that were up for sale (railroads were exempt from abandonment/sales by law, but the slopes of the land on either side weren't and they always popped up - of course completely useless as an example).
