I have been renting houses out for over a decade now and this has worked well for me.

I joined Bigger Pockets because I plan to House Hack a Duplex in Missouri.

My strategy is to house hack but not too sure on how  set my listings for the two extra bedrooms that I have.

I AM NOT GETING INTO POLITICTS BUT THE HOUSES HOUSES HAVE WARRANTIES ON THEM JUST LIKE THEY DO IN AMERICA, SOMETHING HAPPENS TAKE THEM TO COURT LOL.

I recently completed a hybrid house hack-BRRRR-ADU build combo which I'm extremely stoked to say worked out almost completely to plan. 

They may decide to buy a house or get a job of high enough quality that they do a background check on them and they need to get the judgment released in order to qualify.  

Bergen Co. is inundated with wholesalers and like @Shawn Mcenteer said, all of the sellers know they can get market value for dumps so why do they need an intermediary right now?

@Lucas Schlund there are logically, 3 options:1) Buy Cash: PROS: You can get better prices on houses because you can close faster with motivated sellers and buy houses that need repairs to qualify for a mortgage (less buyer competition)CONS: takes the longest to save the funds2) Use Rehab Loan:PROS: Same as #1CONS: more expensive loans:---FHA 203(k): not that expensive, but must live in the property for 12 months before renting---DSR Rehab loan: relatively expensive and may need experience to qualify3) Mortgage on Property with Cosmetic Repairs:PROS: easiest & cheapest to doCONS: lots of competition, so can be hard to find a "deal"PM us if you'd like to discuss these in more detail.

Just did my second on line Notary as seller.. 

Again we have 4 properties so it isn't all on one or two houses, but NOT AT ALL the experience they are selling.
