Id love it if anyone could try and poke some holes in this deal, and tell me what i missed.

Sometimes the surprises are under the carpet...There was a 4" thick concrete slab over that hole that Hubby had to bust up with a sledge.

Simply because I don't want to tie myself up paying off a loan for the next 5 years and would like to continue investing in other opportunities.  

This whole thing is seriously just the beginning and it may turn out to be something that just simply doesn't work out but I feel it is a direction to take and a vision to follow.

My other motivation for becoming a realtor was simply to be a part of an industry that is constantly changing and evolving to meet the needs of both buyers and sellers. 

Also pick something you want / enjoy doing to have a backup plan or simply to get started. 

Is it simply what you will settle for as a potential profit? 

Cash flow is simply does the money coming in equal more than the money going out, including  reserves?  

Hey,Just checking out this forum after reading a couple Bigger Pocket's books, the ancient "Real Estate Loop Holes" and more recent "Investing in Real Estate with no (or low) Money Down".  

You guys make some really good points and after doing some research and understanding some of the loop holes / how we have to work the system, a quick flip is not going to happen.
