I think it's more of, if you're an experience investors and want to participate in some forums, its hard to view the list of 100000 posts asking the same type of stuff from people who have never bought, vs. a much smaller amount of postings that might be more engaging.So maybe it's not something hidden from 'rookies' to VIEW...

You do need a copy of the current Rental Agreement and all addendums; a current Rent Roll or Delinquency report showing payment status, name and contact number/email for all Tenants; Security Deposit balances for each Tenant and instructions to transfer them to you at closing, along with any pro-rated, pre-paid Rents; and an estoppel agreement signed by Seller and Tenant confirming the key terms of the Rental Agreement.

Truth is to able to achieve good cash flow, is easy and direct ownership is not the only way.While BRRR method is possible to give a good high return, but there's hidden danger as this job is very stressful,much more stressful than easy 6 figures w2 job.
