The seller is in a unique situation and may be willing to work a deal with me that would help me make this possible.

This sets clear expectations from the start and helps avoid potential conflicts later.

The county Housing Authority that administers the section 8 program should be able to help you in finding tenants with vouchers who are looking for a new place to live.

Being able to put 20% or more down will help as you won't need mortgage insurance on top of this.

Similar with a SFH: I can at least get in the market with a 5% conventional loan not expecting cash flow but hoping appreciation will help me out in the next 2+ years and I will at least be able to put up the remainder of the expenses since I do live with my parents.I am young so I could be overthinking, but my end goal is to have a portfolio where I can cash flow enough within the next 5-15 years to let go of my job (5k clean a month).

I like to share this story as a cautionary tale and while nobody has a crystal ball and can predict the future, understanding the end goal can  help investors understand  whether they invested in a market that can reap the true benefits of SFH rental ownership or perhaps point them in that direction.
