(Plumbing, electric, roof, heating, flooring, etc. are all pretty big nuts to fix.)4) Rather than getting the "old numbers", I would find property owners in a half mile radius and start asking them about what the bills are for similar heating methods, and what the other utility bills are.5) $49.2K at 100% rented - find out what the average vacancy rate is in the area to get a more accurate idea of fully rented, and I imagine it will take a while to get there from a fully vacant building.

These two separate closings if arranged well can happen within minutes of each other at the same title company without your seller meeting or knowing about your buyer and none of them will really know how much you are making.I am sure you can find a lot of discussion threads (heated discussions dare I say) on these 2 methods here on BP to read up on.
