The MLS method is talking about works great, Direct Mailers have brought me some great success, you can also go to the court house steps auctions and hand out your business cards to the guys there and let them know what you are looking for and if their investor buys one of the fixer uppers by accident because they are typically site unseen that you are more than happy to take it off there hands, this works well and is another way to out source.

If I choose escrow I have an discussion before hand, if I have to go with the other party's escrow I hold back until I get the estimated hud and from that I can (somewhat) negotiate before closing.

No need to split the duplex, and she has no interest in being involved in it.We split our cash on hand in checking accounts when we moved apart and have kept separate accounts since then and we make the same wage so no maintenance or alimony issues etc...

'Pearl' was rehabbed completely by my uncle and me in a total of about 1 month (spread out over 3 months of weekends and some nights)Atlantic was the first project I hired contractors (a term to be used loosely for this project) so it was a learning experience and if not for my uncle and me, it wouldn't have come out correctly in the end as we had to hold their hands, and had a total of 3 crews in the end.
