Most repairs you should be able to see with a discerning eye but there are some you won't know about unless you dig into the walls (these come with experience and usually only an issue when the house has been extensively remodeled or added on to).

Hey Zach,Well we were going to go with a transactional funding structure for the deal and where getting an extension on closing and giving the Seller another $1000.00 in earnest money that would be non refundable should the deal go south but the broker i had working the who assured me he could get the deal funded told me he was going on vacation and would pass the deal to another broker who could possibly get it done by mid January.The seller would not go for the length of the extension and I did not like the whole last minute pass off to a new guy so i pulled the plug On it and will regroup and save up and attack it again early Feb 2017.Thanks

This can be done with a title search or a very extensive search with the recorder's office along with input from the Treasurer or Tax Collector.

I am unclear if the 60 day extension is on the closing, or if they are asking to reside in the property for an additional 60 days following your closing.

Owning their own land house and garage for 300.00 a month is much more enticing.Travis - Since I believe this park is in the Dakotas, I worry that my experience is not terribly extensive although I did partner on a park development (since sold) several years ago during the shale oil boom.There are many parts of the country where local ordinances and zoning are nightmares but have almost no trouble filling at sizable lot rents and other parts of the country where the local authorities and zoning is little or no problem but the owner has to work harder for residents.Before I did much more in any direction, I would invest some time and money in a true market analysis.
