You can go out a rent yourself, and your rental will still count as a rental.If you are moving to Florida for a valid reason (new job, new business, be closer to parents, etc.) and can establish that this is not a strategic "move" (your child is enrolled in local school) you can buy a property in Florida as your primary residence.The rent credit will depend on your experience as a landlord and LTV of the outstanding loan.Hope this helps.Upen PatelMortgage Banker, VA Loan SpecialistNational Lender, Federal NMLS# 1374243

If you plan on living there, then rent will go down to two units, which will offset your living costs. two rents will get you $1800 with your numbers and your mortgage note will be closer to $2000. this will not include PM, CAPEX, maintenance, Vacancy.your numbers looks similar to a duplex I just picked up in South Tampa.

. , introducing the area around the house, the layout of the house, and a few common house chores that they are expected to complete and how to do them (i.e. garbage, snow removal, grass cutting, keeping basement humidity correct...)1) In the future, is it a good idea to post a video for prospective tenants and ask them to watch it first before showing?
