It is in pretty bad disrepair, with the biggest and most obvious issue being the mold that is in every room of the entire lower level of the home (it's a 5BR, 2BA (~2000 sq ft) split level - lower level has one bath, living area, 2BR, storage space and utility room).

You probably have a lot more experience than others in the room.  

Then complained because the company had "piled everything in the middle the room like a mountain" and "it took forever to get it straightened back up" (can't see that ever happened).

Hello BPers'I am looking for a investor friendly agent in the Grand Rapids, MI Market.

I feel like having 8 rooms to rent out making managing it more of a full time job than going the traditional route, but also brings in higher rents and a vacancy may be 1/8 or 3/8 rather that either 50% or 100% vacant.Do you have any experience with renting by the room, any serious pitfalls I'm not aware of?

Not too bad in the grand scheme of things, but still more than I really wanted to pay.  

You can give them a little room if they really crank down their interest rates, or let you do a year or two free of payment (freeing up money for rehabs).

I am putting in an offer on a 5 bedroom mansion-style house and was thinking to finish the basement and add in a weight room.  

There is a similar meetup this weekend in Escondido at 1614 E Grand Ave at 10 AM on Sat. 

Plenty of room to get some properties when these prices come back down to Earth.
