technically it happens all the time, but real estate is less liquid thus its more obvious. ever try and buy a stock at a specific price and that price is no longer valid because the price changed.

They do try to find the MOST similar properties possible because the less adjustments they need to make the more accurate/useful that appraisal number is.

Would you try and get it sold before July 1, or does it matter?

Try getting a couple of different quotes or even a broker who can shop all the best lenders possible for you!

My realtor who is also the selling agent, said she tried getting info form the lawyers and the Hoa. but no one is giving her a straight answer.
