Hi All, Does anyone in California have a shortened purchase contract with all of the proper disclosures used specifically for the purposes of wholesaling or do most wholesaler’s here use the full psa?

I rent by the room and by putting a full bath downstairs I would rent out my current room.

Now I'm studying CRE finance, investment, and tax strategies aside from my full-time job to better equip myself with the essential financial literacy. 

.$250,000 can go a long way in tertiary markets (Midwest 👍) and over time you could make real estate a full time living with that starting capital.And IMO, you won't worry too much about a 2.8% fixed loan or an 8% fixed loan.Money makes money.God Bless America heheJust my opinion and wishing you the best 🙏

Hey Shola, totally can relate with you being from an expensive real estate market - I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

Then you can bill the owner for your services.
