I like the way you put it all into perspective-- for every opportunity in this economy, there is someone else who has taken a loss.

First thing I do when this happens is go back to when houses were selling and look at those numbers then I find the closest area that has fresh comps to look at and compare them to older numbers from the subject property's area.
