-what do the leases look like are they month to month?

Do anyone feel that using the master lease option is a viable option in the market to acquire properties? 

I am motivated to set this up as a long term NNN lease. 

Did I also mention they seem to be hoarders (So much unwanted junk in the rear of their unit by where they saw the rat) I’ve told them verbally plenty of times I wanted everything trashed since their lease states they are to keep the property clean and sanitary clear from any debris,trash,recycling ect.

Does anyone have a document or notice that they have used before about reminding the tenant the end of the lease and stating that landlord/homeowner does not wish to continue or extend with a new lease?
