They also restriped the yellow lines for parking spaces, speed bumps, used the stencil to put a blue handicapped symbol for my handicapped parking spaces.

We made sure our property manager has no problem with us coming down to inspect and fix what we can, so we just took a weekend, drove down, inspected and fixed a lot of minor problems that tenants just don't report, like the seam in the vinyl floor starting to separate, outside column & door frame needing sanding & paint before rot sets in, etc.

From my own experiences, the people moving in Jan HAVE to move; there are good reasons for having to move (need more space because expecting a child, or job relocation, or current home has some issue that requires serious repairs - think mold or fire) and not so good reasons for having to move (foreclosure, eviction, non-payment of utilities leading to no heat, loss of job).

Pretty much the only thing we haven't done is tear down and rebuild or build from scratch.The minimum we tend to do is a complete interior cosmetic renovation, which includes all new paint, flooring, cabinets/vanities, countertops, appliances, lighting fixtures, plumbing fixtures, registers/switches/outlets, etc.

You can get some very useful data on the county website regarding age, sometimes rough floor plans, sales history, property owner info, lot size, zoning, etc.I also like to get a sense of what homes are selling for in the area if I don't already have an idea.
