My main question (as of course any suggestions) is, should we start by finding sellers or should we network to find buyers to have for when we do finally find a motivated seller?

We FINALLY did it, we had a multifamily apartment under contract.

If you're not buying from a builder and building on your own (so no final sale record), use a slightly inflated value just in case.  

Has it already been mostly completed and some final touches need done or what?

Landlord still did not contact Oncor.tenant notified landlord of continuing power surges. 5 days after the incident landlord finally called Oncor to fix the problem.Oncor repairman told tenant landlord should have called before trimming.

@Stephen Lay As someone who finally made the jump here in August, it's been a great time! 

I could have pulled the plug on the whole project earlier (but I felt I had to wait given the holidays and "reasonable" excuses he had initially).Also, open to further suggestions regarding this: So what was the final straw?
