You can do direct mail to owners of MFH over 10+ years to find a tired landlord that would be willing to sell - but MFH in general are hard to find at extremely discounted rates enough to use the BRRR strategy especially in Dallas. 

@Blaine Alger I have read a few articles on that topic and to be honest it sounds a bit intimidating.

Talk to your lawyer, but usually in cases of extreme emergencies (such as a water leak) you can enter without 24 hour notice.

I've done quite a bit of research on Phoenix, AZ so far and was wondering if I could get some honest opinions from those of you that have purchased investment properties here already. 

Some of the numbers sound high to me, but honestly without seeing it and knowing exactly what the work is, it is hard to say.

These can be extremely valuable.

Some may use cap rates on 5-9 units I think it's too small..Also Columbus OH is an extremely competitive market right now.

My approach isn't extremely popular as interest rates do go up, but I'm active duty military leaving for deployment.

That discipline when money is tight will be extremely useful when money isn't.
