Going door to door, cold calling, asking agents if they need help, go on listing appointments/buyer consultations, open houses.. there are much more options but those are a few to look into.If you ever want to chat about it, PM me.  

Getting real data on lease rates and other market terms is extremely important with these properties, because you won't get real financials most of the time.

Hello everyone, I have 2 rental properties, 2  units each in PA where I am paying for water, sewer and heat and these bills are eating my cashflow, I am a new investor, one of my rentals, water, sewer and heat added to 600 dollars for this month, one of the reasons might be  that one of my tenant is keeping her windows open all the time claiming that the apartment is too hot and when I lower the heat, she claims she is too cold. 

@Joel Parrilla ive seen a few good flips hit the mls but they have went under contract extremely fast.

I have that much to invest but this area is extremely expensive.

Property was priced extremely low and owner agreed to hold paper.

Making offers, Negotiation, Property analysis, and cold calling, etc.What advice would you guys offer?
